About & project process

A fit-out should become clearer as it moves.

Northbank Fit-Out

Practical delivery for design-led commercial space.

Northbank is a London commercial interior fit-out contractor working for landlords, occupiers and design practices.

The approach is straightforward: understand the use of the space, expose the delivery constraints early, coordinate the packages that meet on site, and keep the finished result at the centre of every decision.

That matters equally in a client-facing office, a trading restaurant or a flagship shop. Each sector has different operational pressures, but all depend on clear information and controlled interfaces.

How Northbank works

Commercial questions, answered before they become site problems.

Who owns each decision? What must be fixed before procurement? Which interfaces carry the most risk? What does handover need to include? The process is built to make those questions visible.

Project stages

From first brief to completed interior.

  1. Brief & priorities

Define the project type, sector, location, approximate area, programme, budget context and design status. This establishes what the project is trying to achieve and what information is already reliable.

  2. Site review

Read the existing space against the proposed outcome. Access, retained fabric, services, neighbours and operational conditions all affect how the work can be planned.

  3. Scope & pricing

Turn the available information into a clear scope, identify assumptions and separate decisions that still need resolution. Useful pricing depends on knowing where certainty ends.

  4. Pre-construction

Develop buildability, package interfaces, procurement and sequencing before site activity accelerates. The aim is to remove ambiguity while there is still time to make a clean decision.

  5. Site delivery

Coordinate trades, information, quality and change against the agreed route. Progress is judged not only by what is installed, but by what is ready for the next package.

  6. Handover & aftercare

Close out the space methodically, complete the required information and resolve final items so that the client can take control of a finished commercial interior.

Working with designers

Protect the intent. Resolve the build.

Detailed commercial interiors depend on a contractor understanding both the design logic and the installation reality.

Northbank’s role is to make the scheme executable: coordinate information, test interfaces, feed back buildability issues and hold the agreed finish through delivery.
